What this website is, what an estimate from it does and does not commit anyone to, and where its statements stop.

The short version
This site describes what we do so you can decide whether to call. Nothing on it is a contract, and a quote is an estimate until we have agreed the work with you separately. Schedules in this trade move with the weather. The photographs are our own work. And please do not use the form for anything urgent.
These terms, and agreeing to them
This website is operated by FCL Solutions, a landscaping and property maintenance business working in Cook County, Illinois. By using the site you accept the terms below. If you do not accept them, the site is not much use to you — but you are still welcome to call.
The site is informational
Everything here exists to tell you what we do, where we do it, and how to get hold of us. Service descriptions explain a category of work in general terms; they are not a specification of what will happen on your property. What your property needs is decided by looking at it.
Seasonal and horticultural guidance on this site — when to aerate, when weed control has to go down, what wet ground does to turf — is general information for this part of northern Illinois. It is not a diagnosis of your lawn, your soil or your trees, and it should not be treated as one.
Estimates are estimates
A quote, estimate or proposal from us is exactly that: our view of what a job involves, based on what we could see when we looked at it. It is not an offer that binds either of us, and submitting the estimate form does not create an agreement for work.
Work becomes work when we and you have agreed the scope directly and separately from this website. Until that point nobody is committed to anything. And an estimate can change if what is actually there turns out to differ from what was visible — buried debris, a failed base under existing pavers, a drainage problem that only shows up once the ground is open, access that turns out not to work. Where that happens, we tell you before we carry on, not afterwards.
Availability depends on where and when
We serve 27 municipalities across the North Shore, the northwest suburbs and the surrounding area, and those are listed on the service areas pages. An address outside that area may or may not be workable; a page describing a service is not a promise that it is available at every address or at every time of year.
Season matters as much as geography. Of the 9 services listed here, some run through the growing season, some only exist in winter, and some have a window of a few weeks in which they are worth doing at all. Availability inside those windows is finite. Snow routes and holiday lighting installations in particular are committed well before the season starts, and once the calendar is full it is full.
Scheduling and weather
This is outdoor work, and the weather is a genuine constraint rather than an excuse. Saturated ground cannot be mowed without tearing and rutting the turf. Seeding, spraying, sod and paver work all have conditions outside which the result fails later. Frozen ground stops excavation outright.
So any date or sequence we discuss is subject to conditions, and a washed-out day shifts the days behind it. Snow and ice work is different again: it is driven by the storm, not by a timetable, and during an event the order properties are reached depends on the route and the conditions. We will not pretend to a precision that this trade does not have.
The photographs on this site
Photographs of completed work on this site show work done by FCL Solutions. We do not illustrate our pages with stock photography of other people’s projects. Where a page is still waiting on photography it shows a plainly labelled placeholder instead, which is the honest version of not having the picture yet.
Any particular photograph shows one property, in one season, under that property’s own conditions. It is an example of the standard of work, not a prediction of how your property will look.
What you send us
When you use the estimate form or email us, please give accurate details — we quote from them, and a wrong address or a wrong description wastes a visit. Only submit someone else’s contact details, or request work on a property, if you are entitled to do so. Do not use our forms or email to send anything unlawful, abusive, or deliberately misleading.

Please do not use the form for an emergency
The estimate form sends an email. Nobody watches an inbox around the clock, and there is no system behind it that escalates anything. If a situation is urgent — a storm-damaged tree, a limb over a driveway, water going somewhere it should not — call (224) 584-6297 instead, where a human can actually answer.
And if anything is touching a power line, blocking a road, or putting someone at risk, that is the utility company or emergency services first, before any landscaper.
Insurance
FCL Solutions carries insurance. If confirmation is needed before work starts — for a property manager, an HOA or a lender — call and ask.
Intellectual property
The text, photographs, layout, design and code of this site belong to FCL Solutions or are used with permission. You are welcome to read it, print it, and send a link to anyone. You may not republish the photographs as your own work, copy the content onto another site, or reuse the material commercially without asking first.
Our name and the way this site presents it identify this business and should not be used in a way that suggests we endorse or are connected to something we are not.
Links to other sites
Where we link out — to our Google Business Profile, for example — we do not control what is on the other end of the link and are not responsible for it. Once you have followed the link, the other site’s terms and privacy practices apply instead of ours.
Limits of what this site promises
We write and maintain this site carefully, but it is provided as it is. We do not warrant that every page is free of error or omission, that it is continuously available, or that general guidance here is right for your particular property. Pricing is not published on this site at all, so nothing here constitutes a price.
To the fullest extent the law allows, FCL Solutions is not liable for indirect, incidental or consequential loss arising out of your use of this website, or out of reliance on general information published on it. Nothing in this paragraph limits any liability that cannot be limited under Illinois law, and nothing here affects the terms of a service agreement we enter into with you — those stand on their own.
Changes to these terms
We may revise these terms when the site changes. The revised version applies from the date shown at the top of this page, which is there so you can tell.
Governing law
These terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules. Any dispute arising out of this website or these terms belongs in the state or federal courts serving Cook County, Illinois, and both sides submit to the jurisdiction of those courts.
